Reservations, payments and deposits
Bookings must be paid in full at the time that the reservation is made in order to hold the client’s reservation .This amount will be shown in the price calculation of the apartments and on the online booking form, which the client will see prior to the actual booking being made.
- Payment of the reservation deposit should be made by credit card (Amex, Mastercard or Visa card) at the time of booking, with full payment due upon arrival. The balance can be paid by credit card upon arrival.
- Please note that the booking will not be confirmed until Business-ShortStay has received the down-payment and the client has received a confirmation email from Business-ShortStay.
When the client has made a reservation, the confirmation of receipt will be sent by email.
If the reservation is made online, included in the emailed confirmation of receipt will be the details of the selected apartment, number of clients, the services that have been reserved, if applicable, and the prices.Unless indicated otherwise, supplementary services, such as breakfast, dry cleaning, catering, the shopping service and executive chef catering at the apartment are not included in the price of the apartment.

| Prices
The stated prices are all-inclusive, exclude VAT, and are in the currency of the country in which the apartment is located. These prices only apply during the period indicated on the website.
Should the payment be made in a currency that is not in accordance with the currency of the client’s homeland, the costs associated with this shall be borne by the client. The prices relating to the reservation of the services are stated on behalf of and apply for the duration of the reservation.
The stated prices are applicable for each apartment for the selected date(s).

Cancellation
- Please note that the down-payment is non-refundable, not even in the event of circumstances that are beyond control. The cancellation policy fees depend on the notice that is given:
Less than 14 days prior to arrival: 50% of the total accommodation cost is refunded.
Less than 48 hours prior to arrival, or upon cancellation without prior notice: 100% of the total rental costs.
- In the event that the client changes the dates, this will be considered to be a new reservation and will be subject to the cancellation conditions.
- We recommend that our customers purchase travel insurance with cancellation cover.
- If for any reason Business-ShortStay Bookings is unable to provide the apartment that has been booked by the client, Business-ShortStay Bookings reserves the right to transfer the client to an apartment with similar characteristics.
- If an agreement cannot be reached, either one of the contractual parties is entitled to cancel the contract. In that event, Business-ShortStay Bookings will refund the client with all money paid (except that portion of money corresponding to the days that the apartment was used, if applicable). Business-ShortStay Bookings cannot be held liable for further claims by the client.
Should the period of rental be terminated earlier than the intended term, the full amount will be collected. In the event of pre-paid reservations, no compensation will be paid.

Arrival
The apartment is available from 15:00 hours on the day of arrival. If, for any reason, you anticipate an arrival prior to that time, please communicate this to your contact person, the name of whom is shown in the confirmation email, and every effort will be made to meet your wishes.

Departure
The apartment should be vacated before 11:00 am on the day of departure. If, for any reason, you require a later departure time, please communicate this to your contact person.
If you have an evening flight and would like to continue to use the apartment until that time, the apartment can be rented for a(n) (additional) half a day; the costs for this would amount to 50% of the daily price of the rented apartment. Should you wish to utilise this facility, you should indicate this when making your reservation, otherwise we would be unable to guarantee availability.

| Service
The supplementary hotel services are optional. Where applicable and where possible, prices for each supplementary service are shown on the website or available on request. No rights may be derived from this. Included in the apartment rental is cleaning and the replenishment of towels and linen, which takes place once a week .
Business-ShortStay provides a reservation service for restaurants and theatres.
Additional services, such as dry cleaning, a cleaner, catering or an executive chef who can prepare food in the apartment, are possible upon request. Prices are available upon reguest.
The client is fully responsible for the selection of services and the degree to which these are supplied. Business-ShortStay cannot be held liable for these services.

Cleaning
The apartment will be cleaned prior to the arrival of each client. The client is obliged to leave the apartment behind in a reasonable condition. The owner of the accommodation is entitled to charge an additional fee if the accommodation is not left behind in a reasonable condition. We can arrange for additional cleaning of the accommodation during your stay, for a supplementary fee based on hourly rates.
Behaviour
The client is responsible for the correct and decent behaviour of all persons accompanying him/her. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible manner, Business-ShortStay Bookings shall be entitled to request that the client and the persons accompanying him/her leave the apartment, without being entitled to claim any form of compensation.
In the event of damage to the apartment and/or theft of items in the apartment, by the guest or by his/her guests, the costs incurred for rectifying the damage and/or theft will be invoiced to the guest.
We don’t accept drugs in the accomodations
Please respect your neighbours, particularly during the evenings and at night.

Number and identity of the guests
The client will inform Business-ShortStay Bookings of the number of guests included in the booking. Unless agreed otherwise by Business-ShortStay , only the number of persons indicated by the client when the apartment is booked are entitled to use the apartment. The number of persons to use the apartment may not exceed the number of persons allocated to each apartment, except for children under the age of two years. Pets are not permitted. In the event of any infringement of the aforementioned obligations, at its sole discretion, Business-ShortStay Bookings will be entitled to ask the client to leave the apartment, and the client is not entitled to claim any form of compensation.
Liabilities
Neither Business-ShortStay Bookings, nor the owner of the apartment, can be held liable for any direct or indirect damage that may arise as a consequence of the clients’ use of the apartment, including, without limitation, damages, insurance and losses on account of fire, robbery or criminal behaviour.

Complaints
- Should there be any complaints about the services provided, these must be reported by the client to Business-ShortStay Bookings within 48 hours of these being detected, so that the latter may find an appropriate solution.
- Complaints that cannot be resolved on site to the satisfaction of the client, must be referred in writing to Business-ShortStay Bookings within one month of completion of the rental period. This written notification must stipulate the date of accommodation and the reservation number.
Our Website
While Business-ShortStay do their utmost to maintain accuracy and check details wherever possible, Business-ShortStay Bookings cannot be held liable for any errors or omissions that may arise.
Business-ShortStay Bookings also reserves the right to change information published on the site at any time, including rates, descriptions and photographs. Business-ShortStay Bookings is unable to guarantee the aptness or suitability of any product or service advertised on its website.
If required and/or if required in line with the company’s business, Business-ShortStay Bookings reserves the right to update any of its terms and conditions at any time. The onus is placed on all parties using the site, to undertake adequate measures to ensure that they visit the applicable terms and conditions on a regular basis. By agreeing to use this site, it is implied that any such changes are accepted by third parties and, that the latter undertakes to comply with any such changes.

| Responsibility
Despite the fact that every effort has been made to create an impression of the apartments, accommodation options and services that are offered, by means of photographs, graphical illustrations and texts, it may be the case that modifications have taken place, in particular in terms of modifications to movable property, or possible refurbishments. The client is not entitled to submit a complaint on this basis, as these modifications do not relate to the actual characteristics of the service.
Business-ShortStay cannot be held responsible if the reservation is made incorrectly or not at all, in the event of circumstances beyond the control of Business-ShortStay by actions of third parties, of the client or of partners, as well as the non-availability of the Internet, in the event that there is no access to the website, external hacking, viruses or, in the event of pre-payment, refusal by the bank.
To ensure the safety of online payments, Business-ShortStay has elected to use Ogone (Payment Service Provider). The validity of the client’s card is checked by Ogone. The card can be refused for various reasons: for example, if the card has been stolen, blocked, if its limit has been reached or if there is an error in the details that have been provided. Should any problems arise, the client can approach his or her bank, or Business-ShortStay, in order to confirm the reservation and to make an alternative type of payment.
These terms do not affect consumer statutory rights.
